BSD tiers for residential property
- 1% on the first S$180,000
- 2% on the next S$180,000
- 3% on the next S$640,000
- 4% on the next S$500,000
- 5% on the next S$1,500,000
- 6% on the remainder
A shortcut: BSD on the first S$1,000,000 is always S$24,600.
ABSD rates (from 27 April 2023)
- Singapore Citizen: 0% first, 20% second, 30% third and later.
- Permanent Resident: 5% first, 30% second, 35% third and later.
- Foreigner: 60%. Entities: 65%.
ABSD is charged on the whole price or market value, whichever is higher, not tier by tier.
Example 1: Citizen buying a second home at S$1.5 million
- BSD: S$24,600 on the first S$1M, plus 4% × S$500,000 = S$20,000. Total S$44,600.
- ABSD: 20% × S$1,500,000 = S$300,000.
- Total stamp duty: S$344,600.
Example 2: PR buying a first home at S$800,000
- BSD: S$1,800 + S$3,600 + 3% × S$440,000 (S$13,200) = S$18,600.
- ABSD: 5% × S$800,000 = S$40,000.
Exam traps
- Applying ABSD only to the top tier.
- Forgetting the buyer’s profile changes the ABSD rate, not BSD.
